To provide quality affordable housing with housing-related services to low-income individuals
with a focus on people with behavioral health issues.
1260 Housing Development Corporation, was founded in 1988 by the Philadelphia Mental Health Care Commission (now PMHCC, Inc.) in response to
the de-institutionalization of individuals with mental illness living in the City of Philadelphia. Our original mandate was to acquire, develop, and
maintain housing for individuals with behavioral health issues, including persons suffering from serious mental illnesses. Our original funding was
through a Robert Wood Johnson Foundation grant for $1 million.
Since that time, 1260 Housing Development Corporation and its property management affiliate Columbus Property Management & Development, Inc. have worked extensively with the City of Philadelphia to create a model housing system for persons with behavioral health issues; a system anchored by solid property
management and strong partnerships with supportive service agencies to ensure that residents are able to live and thrive independently.
1260 Housing Development Corporation has also been successful in leveraging over $125 million in Federal, State, City and private funding to develop (through rehabilitation or new
construction) an expansive portfolio of affordable rental housing properties. Today, 1260 Housing Development Corporation currently owns or controls (through affiliated entities)
over
1,233
units and provides housing for more than
2,556
individuals and families in Philadelphia.
We are committed to the long-term health of our residents and serious about energy efficiency and environmental stewardship. Through our partnerships with Enterprise Green Communities and the U.S. Green Building Council (USGBC), all of our new construction and rehabilitation projects
are built to meet Enterprise Green Communities Criteria and
attain LEEDŽ certification.
